SERVICE CALLS – Our staff will professionally contact tenants, and courteously resolve the issue at hand. We provide full reporting for the Management Company.
PROJECTS – Properties require maintenance, we will take care of your lingering projects, city violations, or any repairs that never seem to be finished. Our staff is trained to spot and reports any potential issues while on the job. This helps notify the owner of problems that could arise.
RENT READY – We evaluate your rental property once a tenant moves out to ensure that it is quickly ready for the next customer.
CMHA – We are knowledgeable with CMHA rules, and will ensure your property is prepared for an inspection.
VIOLATIONS – We work with inspectors to address violations on properties. We will meet with the inspectors, investigate violations, and correct the issues. We are familiar with historical houses and working with architectural review boards.
YARD CARE – We will maintain and beautify any property as the owner’s wish, our specialty is providing affordable lawn care for property owners to avoid fines from local municipalities, as well as trimming shrubs, pruning trees, weeding and edging beds, mulching, or landscape construction. We can handle any landscaping needs that may arise.
WINTERIZATION – We will remove all water from supply lines, and treat standing water in drains or traps with an EPA approved method that is certified to -20 degrees fahrenheit.
TRASH REMOVAL – Whether tenants left mountains of trash throughout your property, or contractors leave construction debris on site, we will haul everything away.
OTHER SERVICES – We offer a full range of services through our partner alliances. We have established relationships with many specialized contractors. We receive preferential service and pricing from our vendor family and pass those discounts along to the client.
Chris Hanson – Owner
Chris has over 25 years of experience of property maintenance in the Greater Cleveland area. Chris has purchased, renovated, and manages his own portfolio of 40 (and growing) rental units in the Detroit-Shoreway area. Chris formed Emerald City to bring his expertise into the property maintenance industry.
Chris pursued a Communications education at Cleveland State University in the early 1980’s, and previously grew a local IT firm to over $2 million as CEO. Chris has combined those skills with his passion for property business to bring a unique perspective to an the industry.
When not on the job, Chris resides near Chagrin Falls, Ohio, with his Wife and seven children, and is usually involved in their academic, or athletic careers. Chris founded and runs the Geauga Grizzlies, a large and successful, youth basketball program.
Josh Janor – Project Manager
Josh has been with our team for over 5 years. He has recently began purchasing rental property in the Detroit-Shoreway area, which he renovates and manages. Josh graduated Wright State University in 2009 with a Bachelor’s Degree in Business, focused on Accounting & Finance.
While not in the field, Josh resides in Cleveland Heights with his wife and 2 sons, who he coaches in hockey and baseball. When not playing themselves, you can usually find them at The Q, cheering on the Cleveland Monsters!
